Owner of the lot was trying to find how to exploit it. Despite its quite lucrative location near the city center, it is hard to connect it to public road, what makes it quite hard to use the lot. Neighboring lots have similar problem, unfortunately we could not negotiate connection through them. We had to connect to Masarykova street, what led to moving bus stops, creating new crossroad and slight reorganization of traffic.

Client originally wanted to build only the 1000 sq m of supermarket space for lease. We suggested to add some functions and space to fill up lot and make the use of the lot more economical (considering the massive investments into traffic reorganization), and also use the volumes to create street front. We added 3-star hotel and retail spaces. Zoning doesn’t allow to build fully on whole lot so we created public accessible park with cafe and playground for children.

The project is trying to set up a new type of public space on Masarykova street. More lively, better organized, more useful.
